Terms and Conditions for El Roble Holidays

  1. Your holiday contract.

    When you make a booking you, the lead name, guarantee that you have the authority to accept and you do accept on behalf of your party the terms of these booking conditions.

    Your contract with El Roble Rentals is made once the following steps have been completed:

    1.1 The receipt by ourselves of your on-line Booking Form, including the acceptance of the Terms and Conditions.

    1.2 The payment of the deposit, as per the rates page of each property. In the case of bookings made within eight weeks of the arrival date, the full amount of the holiday cost must be paid at the time of booking.

    Please note: If your group is all male or all female or a group wholly made up of adults under 25 years old you must contact El Roble Rentals for specific conditions for your booking.

    The Breakage Deposit for La Bellota and El Corcho are paid with the balance payment. In the case of bookings made within 8 weeks of arrival this is paid at the same time as the total holiday rental cost. Guests at Finca la Zurita must pay the Breakage Deposit on arrival at the property. For holidays at La Zurita this is refunded on departure. For holidays at El Corcho Villa and La Bellota it will be refunded to your bank account. - This is subject to any deductions as detailed below.

  2. Your holiday payment

    If booking more than 8 weeks in advance of your arrival date then the deposit is due immediately and the balance of your holiday plus the breakage deposit, if applicable, must be paid at least eight weeks prior to your arrival date.

    Failure to make the balance payment on time will result in the cancellation of your holiday.

    Payment may be paid by UK cheque directly to our UK account (provided there is sufficient time to clear the cheque) or bank transfer to either a UK or Spanish account (notified to you at the time of booking).

    All charges levied by any bank during the payment process for your holiday are the responsibility of yourselves.

    Please note: Banco Halifax Hispania apply the following charge for payments from countries not part of the European Union - commission of 0,35 % with a minimum of 18 € per transfer.

  3. If you cancel your holiday

    Should you wish to cancel your holiday booking, written notification must be received from the lead name on the booking form as soon as possible.

    The following charges will apply from the date on which written notification is received by El Roble Rentals to compensate El Roble Rentals for its estimated losses and expenses.

    More than 56 days prior to your arrival date - Deposit in full
    Between 28 days and 55 days prior to your arrival date - 50% of the cost of your holiday
    Between your arrival date and the 27 days prior to it - 100% of the cost of your holiday

  4. If you need to make changes to your holiday

    In exceptional circumstances we will consider changes to your rental dates, number of guests or property.
    Please contact us if you and your party find yourself in this position.

    These will also be conditional on the following:-

    • Changes will only be considered up to 4 weeks prior to your arrival date.
    • The alternative dates or property is available.
    • No refund will be made in the case of :-
      • Reducing to a lesser value rental property
      • Reducing the number of guests
      • Changing to a lower season.
      • Any additional rental cost incurred must be paid as per our normal payment terms.

  5. Your accommodation

    If you have any special requests please contact us prior to the start of your holiday.
    N.B. In most cases these will be charged for.

    This is reserved for the people named on the booking form and no other persons are permitted to stay or use the property, swimming pool, spa pool or gardens (as applicable to the booked property) unless this has been agreed with us in writing and any appropriate payment made.

    Please ensure that the property and grounds are left in good condition at the end of your stay so as to enable it to be cleaned and ready for the next guests to enjoy.

    Should you or any member of your party be responsible for any breakages, loss or damage of any item of the property or additional cleaning has been necessary a charge will be made, this will be deducted from you breakage deposit.

    Smoking

    All internal and external areas of all properties included in the El Roble web site are strictly non smoking. Smoking in any area of the property and its land will result in your Breakage Deposit not being refunded.

    At all times during your holiday, you are expected to have consideration for all other third parties. If, in our opinion you are, or appear to be, behaving in such a way to cause danger, distress of damage to the property, this includes smoking in any area of the property, we may terminate your holiday arrangements. In this event we will have no further liability to you and we will not be responsible for any expenses you incur, any refund or compensation. In addition you will be responsible for any additional expenses we may incur as a result of your behaviour.

  6. Safety

    Please ensure that all guests at the holiday properties are vigilant and safety conscious in the property, grounds, swimming pools, spa pools and balconies.

    In particular youngsters, children and babies should be supervised at all times and especially around swimming pools, spa pools and balconies.

    Before using either the hot tub or swimming pool please shower, as suntan lotion can cause an imbalance of the chemicals used to keep the pools in good condition. No bubbles or additives are to be added to either pool.

    Do not use any glassware in or around the pool or hot tub - if there is broken glass in either pool it must be immediately removed. To drain and refill the pool takes 5 to 6 days, the villa owners are not obliged to provide alternative facilities caused by negligence. The cost of labour, cleaning and water charges will be billed to the clients responsible.

  7. If you have a complaint

    If you have cause for complaint whilst on holiday, this must be brought to the immediate attention of El Roble Rentals, or their representative, so that action can be taken to rectify the problem.

  8. Passports visas and health certificates

    Various requirement as to documentation differ from country to country. You are advised to make your own enquires and to be responsible for ensuring that you have all correct documentation for your holiday.

  9. Infants cot and high chair

    A full size wooden cot and high chair are only available with El Corcho Villa and La Bellota, please see the rates page of these properties for the rental costs. All linen is included in the charges.

  10. Occupying and vacating the property

    Our properties can be occupied from 15:00 hours onwards and must be vacated by 10:00 hours on the day of your departure.

    If you have an early flight arrival or late departure time arrangement can be made for the storage of luggage at:-

    * The main house at El Roble, this is only available to the guests of El Corcho Villa and La Bellota.

  11. Maid service

    Self catering properties have a linen and towel change every seven days.

    All bed linen, blankets, duvets, pillows, bathroom towels, t-towels and cloths are provided in all our self catering properties.

    Please note that we do not provided beach or pool towels and these must be used with swimming pools, spa pools and for sun bathing.

  12. Satellite / TV / Video / DVD

    If the written description indicates satellite television you can expect to receive free to air English language channels. Subscription channels are not available.

  13. Pools/garden and general maintenance

    Please note: Gardens have to be maintained on a regular basis and is not possible to be solely on changeover days. Pool maintenance is carried out normally twice a week. Neither pool nor garden maintenance is carried out at fixed hours. We ask for your co-operation when gardens are maintained as it is imperative to keep the properties well maintained for your and future guests enjoyment throughout the year.

  14. Services

    Water, electricity and gas are included in the rental cost.

    Unfortunately it is possible to suffer from water or electricity shortage with supplies being cut off with no notice for short periods of time.

  15. Personal Possessions and Insurance

    Please ensure you have suitable Holiday Insurance to cover yourselves and your possessions while staying at our properties, as we accept no responsibility for loss or damage.

    You will need either a European Health Insurance Card (EHIC) or private health cover while abroad as this is a requirement for treatment in Spain.
